Why Hua Hin is getting property buyers talking again
The Hua Hin property market has been unusually active during the previous two months, a time of year when sales and enquiries would normally begin to slow following the high season.
Keeping my ever-positive view of life here in Hua Hin, I can honestly say it has been much busier than expected.
Good-quality buyers are still looking, high-end rental properties are continuing to move, and sales activity has been stronger than during what we would usually consider the busiest period of the year.
Hua Hin property market remains active
That may surprise some people, especially with Thailand going through a period of considerable change.
There has been plenty of discussion about visas, banking, business ownership, property laws and the authorities’ crackdown on nominee companies used to hold land assets. I understand why this can worry people who are considering buying property in Thailand for the first time.
The difficulty is that clear and reliable answers are not always easy to find.
I spend a lot of time explaining these issues to potential buyers, and the first point is straightforward: nominee land ownership has been illegal in Thailand for many years. This is not a new law or a sudden change in policy.
Thailand has acted against nominee ownership before, as any country would when seeking to enforce and protect its land ownership laws.
Understanding property ownership in Thailand
There are established and legally recognised options available to foreign property buyers.
These include buying a condominium on a freehold basis, subject to the foreign ownership quota, or owning a house while holding a properly structured and registered lease over the land.
Is every property ownership structure completely without risk? No. Few major investments are.
That is why a property purchase must be handled correctly, with suitable legal advice, accurate paperwork and experienced professionals involved throughout the process.
Buyers should always appoint an independent lawyer to review the ownership structure, contracts, title deeds and any lease arrangements before signing or transferring money.

In the cases I deal with, I remain confident in properly structured arrangements because I have seen them work successfully many times over the years.
There will always be negative voices online. Often, these opinions come from people who have never bought or sold property here and cannot offer much first-hand experience.
That does not mean buyers should ignore potential risks. It means they should seek facts and professional advice rather than relying entirely on comments and speculation on social media.
Hua Hin has benefited from a long-established approach to secure leasehold ownership. As buyers become better informed, these structures are also becoming easier to understand when they are prepared and registered correctly.
Why Hua Hin is attracting buyers again
So why has activity in Hua Hin picked up again?
Exchange rates may have helped to some extent, but I do not believe that tells the whole story.
The ongoing roadworks between Hua Hin and Bangkok remain frustrating, and journey times are often longer than residents and visitors would like.
Hua Hin’s new railway station looks impressive, but rail travel is still not quite the convenient option required by many property owners, particularly those travelling regularly between Bangkok and Hua Hin.
That brings us to flights.
Hua Hin Airport could change the market

For the past 25 to 30 years, Hua Hin Airport has been one of those subjects people have joked about.
Will it happen? Will it not happen?
Hua Hin has had flights to Chiang Mai, as well as previous services to Udon Thani and Kuala Lumpur. Some routes operated successfully for several years, demonstrating that there is demand for better air connectivity.
Now, however, we can see substantial work taking place at the airport.
The runway expansion is under way, and this is not a small project, particularly as the road tunnel between Hua Hin and Cha-am forms part of the runway area.
There are cranes at the site, work taking place around the terminal and additional support buildings being developed within the airport grounds.
Would this level of investment be taking place without plans to increase the airport’s role? Personally, I do not think so.
There has not yet been a final confirmation of all future routes. However, destinations including Singapore, Bangkok, Khon Kaen, Hong Kong and Kuala Lumpur, as well as other domestic locations, have been discussed.
Once regular flights become a serious reality, Hua Hin will become even more attractive to buyers who want to live in Thailand but would prefer not to be based in one of the country’s busier party destinations.
That is one of Hua Hin’s biggest advantages.
It offers a more normal and easy-going way of life. Many homeowners spend their time enjoying sport, good food and evenings with friends before returning home to a property they have worked hard to buy.
Getting the right property advice
My advice is simple: come and have a conversation.
Have a coffee, ask questions and take a short tour of the area. Learn who does what, where the different neighbourhoods are and why certain parts of Hua Hin may suit some buyers better than others.
You do not need to be ready to buy a property. You may not even be close to making a final decision, and that is perfectly fine.
Understanding the area and the buying process is all part of the service.
