Condo shopping? Expect better payment terms in best buyer’s market in decades

MANILA, Philippines – If you’ve been waiting for a better time to buy a condominium, the balance of power may be shifting in your favor.

Two of the country’s biggest property developers – Ayala Land and SM Prime – are sitting on sizable residential inventories, holding back new projects, and concentrating instead on selling units they already have. 

For Ayala Land, that has meant stretching payment periods to as long as five years for some properties and offering selective discounts to buyers willing to pay faster.

Ayala Land chief operating officer Mikhail Cruz said the terms depend on the location, age of the project, and how quickly units are selling.

For projects with older inventory and slower sales, “we’re more aggressive and we give longer payment terms around five years,” Cruz said during the company’s first-half earnings briefing on Monday, August 10.

For other projects, Ayala may instead encourage buyers to pay over a shorter two- or three-year period through selective discounts.

The incentives come as Metro Manila’s condo market continues to carry the burden of excess supply. Leechiu Property Consultants said in its latest first half 2026 report that unsold condominium inventory reached an all-time high 82,900 units in the second quarter.

But demand has not disappeared. Buyers took up 7,255 units during the quarter, while residential demand grew 6% in the first half compared with the previous six months. Leechiu described the current environment as the “best buyer’s market in decades,” with ready for occupancy discounts being record-deep.

Developers are clearing stock

For Ayala, its aggressive strategy appears to be working well.

The developer has cut the value of its residential inventory from P214 billion in 2024 to just P110 billion by June, excluding its paused projects such as The Laurean. In other words, it has cleared nearly half the value of the unsold units it was carrying two years ago.

Ayala has also deliberately stopped the launch of new residential projects during the first half so its sales force could concentrate on existing units. Despite that, it recorded P22.3 billion in residential reservation sales in the second quarter alone.

Ayala Land president and CEO Anna Margarita Dy said that made the performance particularly encouraging because the sales team was selling entirely from existing inventory in what management described as a highly competitive market.

“We actually feel that to have achieved this kind of sales levels with no additional, no new launches in the market is quite a good performance for our sales organization,” Dy said.

Inventory has now fallen to around 15 months of sales, better than Ayala’s roughly 18-month level before the pandemic. 

SM Prime is taking a similarly cautious approach to new residential supply, although its strategy is less about loosening payment terms and more about improving the quality of its sales while working through existing inventory.

The Sy-led developer had around 29,000 unsold units as of June, with 13% ready for occupancy. SM Prime said it would launch no new Metro Manila residential projects for the rest of 2026, with management instead taking a “wait and see” approach for boh their core and premium developments.

“We still have quite a bit of inventory to work through. So, we’re focusing on selling those inventories for the time being,” SM Prime executive vice president Cris Noel Torres said during a briefing on Monday.

Sales have nevertheless held up, with first-half reservation sales at around P25 billion, roughly level with the previous year.

Torres also said high-downpayment and spot-cash sales had increased “meaningfully” year on year, which SM Prime sees as a sign of a stronger buyer profile that could help reduce cancellations. – Rappler.com

The price of petrol has also been increased by Rs4.93 per litre, taking it from Rs315.80 to Rs320.73. The revised prices came into effect on July 22. The increase follows the government’s decision to replace the previous fortnightly fuel price adjustment system with a daily pricing mechanism. Under the new policy, petroleum prices can now change every day depending on international oil prices and fluctuations in the exchange rate. The new pricing mechanism has been strongly opposed by petrol pump owners and fuel dealers. They argue that daily price revisions are difficult to implement and create financial uncertainty for retailers across the country. After negotiations with government officials failed, the All Pakistan Petrol Pumps Owners Association (APPPOA) announced an indefinite nationwide strike beginning at midnight on Wednesday. The association said petrol pumps across Pakistan would remain closed until the government accepts its demands. Association leaders said discussions with the Petroleum Ministry failed to resolve major issues, including dealer profit margins and the implementation of daily fuel pricing. They insisted that the current system is not practical for petrol station operators and would create serious operational challenges. The Petroleum Retailers Association has also expressed support for the strike, raising concerns about possible disruptions in fuel supplies if the dispute continues. Meanwhile, the All Pakistan Petroleum Dealers Association (PPDA) is expected to decide whether it will formally join the protest. The association has called a meeting of its executive committee to discuss the situation and determine its future course of action. PPDA officials said they had already shared their concerns with the Oil and Gas Regulatory Authority (OGRA). According to the association, the regulator requested additional time to present the dealers’ concerns to the government before any final decision is made. Fuel dealers believe daily price changes make it difficult to manage inventories, update fuel prices, and maintain smooth business operations. They argue that the previous fortnightly pricing system provided greater stability and reduced uncertainty for both retailers and consumers. The government, however, maintains that the daily pricing mechanism will ensure that domestic fuel prices more closely reflect changes in global oil markets. Officials believe the new system will improve transparency and allow quicker adjustments to international price movements.

The minister made these remarks during a meeting with Pakistan Digital Authority (PDA) Chairperson Dr Sohail Munir, where the two discussed digital finance, technology-driven economic activity and the development of Pakistan’s digital infrastructure. According to the Ministry of Finance, Aurangzeb stressed that existing regulations must evolve alongside technological advancements and new business models. The meeting focused on creating an environment that recognises electronic transactions and encourages greater use of digital systems in trade and financial activities. The participants also examined ways to improve access to finance by expanding digital platforms and making financial procedures more efficient. Aurangzeb particularly highlighted the need to simplify customer onboarding, strengthen data-sharing systems and improve the interoperability of financial information. Greater integration between banks and capital markets was also discussed, with the aim of making investment opportunities more accessible to ordinary citizens. The minister said streamlined digital account-opening procedures could encourage wider participation in the capital market. Better connections between banking and capital-market systems, he added, could increase investor participation and improve access to investment opportunities. The meeting also covered the importance of connecting government data systems. According to the ministry, better-integrated data could help policymakers improve planning, policy formulation and decision-making. The increased use of technology and artificial intelligence was identified as another opportunity to improve the efficiency of government and financial services. Digital infrastructure was another key area of discussion. Aurangzeb emphasised that new initiatives should be practical, scalable and consistent with Pakistan’s wider digital transformation goals. Digital assets and tokenisation were also discussed, particularly their possible applications in real estate and other investment sectors. Participants stressed that appropriate regulations and supporting mechanisms would be necessary for the responsible adoption of emerging technologies. Aurangzeb appreciated the work of the Pakistan Digital Authority and called for practical, high-impact initiatives that could improve efficiency, expand financial access and strengthen the country’s digital capabilities. He also emphasised continued coordination among relevant stakeholders to ensure steady progress in Pakistan’s digital economy. Pakistan has already witnessed significant growth in digital payments. According to the State Bank of Pakistan, retail payments through the banking system reached 3.7 billion transactions during January-March 2026, representing a 9% increase from the previous quarter. Digital channels accounted for 92% of total retail payment volumes, processing around 3.4 billion transactions worth Rs68.3 trillion. Mobile banking and digital wallet registrations exceeded 132 million by March 2026, rising 37% year-on-year. Nearly half of Pakistan’s 268 million bank accounts were connected to a mobile banking application or digital wallet. Meanwhile, Raast processed 742 million transactions worth Rs23.27 trillion during the quarter, reflecting growing public acceptance of instant digital payments. Mobile wallets such as Easypaisa and JazzCash have also expanded access to basic financial services, particularly for people previously underserved by traditional banking. Merchant adoption is growing as well. QR-enabled merchants more than tripled during FY25, rising from 516,000 in FY24 to more than 1.9 million by the end of 2025. Although digital adoption remains stronger in urban areas, the figures indicate that Pakistan’s digital financial ecosystem is expanding rapidly.

    PSX rallies above 181,000 as investors return to key sectors

    KARACHI: Positive momentum returned to the Pakistan Stock Exchange (PSX) on Monday as investors stepped up buying activity across major sectors, pushing the benchmark KSE-100 Index above the 181,000-point mark during the opening phase of trading. At around 9:40am, the benchmark index was trading at 181,066.59 points, showing an increase of 961.98 points, or 0.53%, compared with the previous close. The early-session recovery reflected renewed investor interest in large-cap and index-heavy companies. Buying was particularly visible across automobile assemblers, cement, commercial banking, fertiliser, oil and gas exploration, oil marketing companies (OMCs), power generation and refinery sectors. Among the major stocks supporting the upward movement were Mari Petroleum (MARI), Oil and Gas Development Company (OGDC), Pakistan Petroleum Limited (PPL), Pakistan Oilfields Limited (POL), Hub Power Company (HUBCO), Habib Bank Limited (HBL), MCB Bank, Meezan Bank Limited (MEBL) and United Bank Limited (UBL). Most of these index-heavy shares traded in positive territory during the initial hours. The recovery came after a difficult week for the domestic equity market. The KSE-100 Index had closed the previous week at 180,104.61 points, declining by 1,325.41 points, or 0.7% on a week-on-week basis. Market sentiment had been affected by heightened geopolitical uncertainty, particularly concerns over the future of the US-Iran ceasefire and the potential impact of regional tensions on international energy supplies. Investors also remained cautious over developments affecting shipping activity around the Strait of Hormuz and the Red Sea, both of which are critical routes for global energy and trade. Despite the pressure on equities, Pakistan’s domestic fiscal position and external-sector indicators had provided some support to investor confidence. However, geopolitical developments continued to dominate trading decisions, particularly because any prolonged disruption to oil supplies could raise import costs and increase inflationary pressures. Global markets remain cautious The cautious mood was also evident across international markets on Monday. Asian equities moved largely sideways as investors monitored developments in the Middle East and assessed the implications for energy prices and global inflation. Oil prices recorded significant gains during the previous week as uncertainty surrounding efforts to end the Iran conflict increased concerns about potential supply disruptions. Investors remained particularly focused on developments concerning the strategic Strait of Hormuz, where tanker traffic had remained disrupted amid the continuing tensions. Iran on Saturday called on the United States to acknowledge defeat, while US President Donald Trump warned Americans that higher gasoline prices could persist as long as the conflict continued. The situation in the wider region also remained volatile. In southern Lebanon, Israeli strikes on Saturday killed at least 11 people, according to the Lebanese health ministry. The casualties came amid renewed tensions following an earlier US-mediated framework aimed at easing hostilities between Lebanon and Israel. Oil prices remain elevated Crude oil prices remained at elevated levels on Monday after recording strong gains during the previous week. Brent crude was trading around $88.50 per barrel, little changed during the session after climbing approximately 6% last week. Meanwhile, US West Texas Intermediate (WTI) crude slipped around 0.3% to $82.12 per barrel, following a weekly gain of about 5.4%. Higher international oil prices remain a key concern for oil-importing economies such as Pakistan because a sustained increase can widen the import bill, put pressure on the current account and contribute to domestic inflation. For investors at the PSX, developments in global energy markets are particularly important because oil and gas companies have significant representation in the benchmark index, while higher fuel costs can also affect the profitability of other industries. Asian equities mixed In regional markets, MSCI’s broadest index of Asia-Pacific shares outside Japan was broadly flat on Monday. Japan’s Nikkei 225, meanwhile, gained around 0.4%. The mixed performance reflected investor caution as markets continued to assess the potential economic consequences of prolonged geopolitical tensions. Concerns over energy prices, inflation and interest-rate expectations remained central to global market sentiment. At the PSX, however, the strong opening suggested that domestic investors were willing to look beyond short-term geopolitical concerns and accumulate fundamentally strong stocks. Whether the KSE-100 can sustain its early gains will depend on developments in global oil markets, regional tensions and trading activity in heavyweight sectors as the session progresses.
