Is Vista Mall Santa Rosa next to go as the Villars’ debt clock ticks?

First was AllDay in Libis. Now, possibly, Vista Mall Santa Rosa. As the Villar group faces heavy debt repayments, it seems their once-prized retail locations are up for grabs.

The former AllDay supermarket site along C-5 in Libis, Quezon City, is now with Robinsons Retail Holdings Incorporated, a source with the Gokongwei group confirmed to Rappler. Shopwise is expected to open there by December, just a few steps away from RRHI’s office.

But that might just have been the start. An industry source familiar with the Villars hinted that more properties across the family’s businesses could change hands, with Vista Mall Santa Rosa possibly the latest to be shopped around.

Opened in April 2015 along the Santa Rosa-Tagaytay Road near Nuvali, Vista Mall Santa Rosa is a sprawling commercial complex housing an AllHome store, supermarket, cinemas, restaurants, and office spaces for BPO tenants. The property has reportedly been advertised online with an P8-billion asking price.

Senior officials at a prominent property brokerage told Rappler they were aware the mall was being marketed, although their firm had yet to approach the Villar group about a deal.

In a disclosure on Friday, October 30, Vista Malls said it had “not accepted any binding offer or entered into any definitive agreement” to sell Santa Rosa. It also said it does not comment on “preliminary, exploratory, or non-binding discussions.”

VistaREIT, another listed company in the group, offered its own narrow clarification, saying there was no definitive transaction involving a transfer of the assets into the real estate investment trust. Vista Land, meanwhile, said it was continually assessing property disposals and options to manage its liquidity.

In its 2025 audited financial statements, released only this October, Vista Land said it had already entered into agreements to dispose of unspecified investment properties after year-end and that the transactions were not recognized in the current set of financials. No properties were specifically identified. (READ: Villar’s Vista Land 2025 net income falls 59% as delayed figures surface)

Carefully chosen words, but none rule out talking to potential buyers.

Could these moves be coming as the Villars struggle to raise cash to meet billions in debt obligations due very soon?

DEBT. Tables showing the sizable loans that Vista Land must repay in the coming years. Tables from Vista Land’s 2025 audited financial statements

The Villars’ debt pressure is well documented. Vista Land’s 2025 audited report alone identified:

  • Around P21.33 billion in notes and bonds scheduled to mature in 2026, based on balances at the end of 2025
  • $420 million* (P26.8 billion) in overseas notes maturing in July 2027
  • P2 billion in corporate notes being repaid in installments through March 2027
  • P2 billion in retail bonds due August 2027

Vista Land’s major shareholders themselves stepped in to finance the company, extending P22.49 billion in interest-bearing loans in 2025 that were used to repay maturing debt.

And that’s just what Vista Land’s (long-delayed) books tell us. Several other listed Villar companies have yet to release their overdue financial statements.

Who knows what other surprises could be hiding in there? – Rappler.com

ISLAMABAD: Pakistan and Belarus have agreed to strengthen agricultural and food-sector cooperation by facilitating online business-to-business (B2B) engagements between companies from the two countries. The understanding was reached during a meeting between Federal Minister for National Food Security and Research Rana Tanveer Hussain and Belarusian Deputy Minister of Agriculture and Food Yakovchits Aleksander. The discussions focused on expanding bilateral trade, improving business-to-business connectivity and creating new opportunities for cooperation in agriculture and food-related sectors. Under the proposed initiative, businesses and relevant organisations from Pakistan and Belarus will be encouraged to participate in online B2B meetings. The sessions are expected to connect exporters, importers and other industry stakeholders and help them explore potential commercial partnerships. The two countries identified a number of products with potential for increased bilateral trade, including seafood, citrus fruits, mangoes, fruit puree, potatoes, seeds and dairy products. Greater business connectivity in these areas could help companies explore new markets and diversify trade opportunities. Focus on Agricultural Exhibitions Pakistan and Belarus also agreed to encourage greater participation by businesses and agricultural stakeholders in food exhibitions, trade fairs and other industry events held in both countries. Such events will provide companies with opportunities to showcase their products, establish business contacts, develop partnerships and explore investment opportunities. The initiative is also expected to help strengthen direct commercial links between businesses operating in the agricultural and food sectors. The two sides further agreed to facilitate reciprocal visits by agricultural trade and business delegations. These exchanges are aimed at encouraging investment, sharing technical expertise and identifying areas where companies and institutions from both countries can work together. Cooperation in Fish Farming The meeting also discussed prospects for cooperation in fisheries, particularly fish farming and aquaculture. Both sides agreed to promote the exchange of knowledge, technology and best practices in the sector. Cooperation in this area could support the adoption of modern aquaculture techniques while providing opportunities for technical collaboration and investment. The initiative is expected to contribute to the development of more efficient fish-farming practices and strengthen cooperation between relevant institutions and businesses in Pakistan and Belarus. Proposal for Agricultural Machinery Testing Centre During the meeting, Rana Tanveer Hussain proposed the establishment of a universal agricultural machinery testing facility or centre at the Pakistan Agricultural Research Council (PARC), with financial and technical assistance from Belarus. The proposed centre would provide a platform for testing agricultural machinery and assessing its suitability for use in Pakistan’s farming sector. The Belarusian side took note of the proposal and agreed to examine the initiative further. As part of the process, the two sides agreed to conduct a detailed assessment of the proposed facility. This will include identifying the machinery and equipment required for the centre and evaluating locations suggested by Pakistan for establishing machinery testing stations. Pakistan and Belarus also agreed to facilitate exchange visits by highly qualified technical experts by the end of 2026. The visits are expected to help specialists assess technical requirements, exchange expertise and explore practical mechanisms for implementing the proposed cooperation. Pakistan Seeks Practical Outcomes Rana Tanveer Hussain emphasised the need to transform bilateral cooperation into practical commercial, technological and institutional results. He said Pakistan was interested in expanding its engagement with Belarus in emerging areas of agriculture and food security, while creating greater opportunities for farmers, businesses, investors and technical experts. The minister highlighted the importance of stronger institutional and private-sector linkages to ensure that agreements between the two countries translate into tangible economic benefits. Both sides expressed satisfaction with the growing cooperation between Pakistan and Belarus and reaffirmed their commitment to expanding collaboration in agriculture, food trade, fisheries, technology and agricultural machinery.

The budget was approved during a meeting chaired by the deputy commissioner at her office on Wednesday. The meeting was attended by Chief Executive Officer Health Dr Syed Atta ul Munim, Deputy Director Budget Health, and other relevant officials, who reviewed the proposed allocations and expenditure plan for the upcoming fiscal year. According to officials, the total approved budget stands at Rs4,141,211,000, covering salaries, medicines, utilities, contractual staff payments, recruitment and repair of health facilities across the district. Officials informed the meeting that Rs3.274 billion has been allocated for salaries and allowances of doctors, nurses, paramedics and other employees serving in the district health system. The allocation constitutes the largest portion of the annual budget and is aimed at ensuring uninterrupted payment of salaries to healthcare staff working in hospitals and primary healthcare facilities. A sum of Rs400 million has been reserved for the procurement and uninterrupted supply of medicines to government healthcare institutions, including the District Headquarters Hospital, Tehsil Headquarters Hospitals, Rural Health Centres (RHCs), Basic Health Units (BHUs) and other public health facilities operating under the District Health Authority. The meeting was further informed that Rs104 million has been allocated for the payment of electricity, gas, water and other utility bills to ensure smooth functioning of health institutions across the district. An additional Rs60 million has been earmarked for payments to doctors serving under the lump-sum pay package, enabling the authority to continue services in facilities where contractual medical professionals are performing duties. Officials also briefed the meeting that the remaining funds would be utilised for Expanded Programme on Immunisation (EPI) recruitments, repair and rehabilitation of healthcare facilities, and other operational requirements aimed at strengthening service delivery throughout the district. Deputy Commissioner Noor-ul-Ain Qureshi directed the health authorities to ensure transparent utilisation of public funds and stressed that every allocation should directly contribute to improving healthcare services for citizens. She emphasised the need for strict financial discipline and instructed officers to closely monitor expenditure throughout the financial year. The meeting also reviewed priority areas requiring financial support and discussed measures to maintain uninterrupted healthcare services in both urban and rural areas of the district. The approval of the annual budget comes as the District Health Authority seeks to improve service delivery, maintain essential medical supplies and address operational needs across Gujrat’s public healthcare network. Officials expressed confidence that timely release and efficient utilisation of funds would help strengthen healthcare services and improve access to treatment for residents across the district during the 2026-27 fiscal year.
